The Gujarat government today made significant revenue amendments to the Ganot laws regarding land purchase. As per the choice of the state cabinet, prior permission or approval of the district collector isn’t required for purchasing agricultural land for agricultural universities, farming universities, medical colleges, engineering colleges or other educational purposes within the entire state.
After purchasing such land, the project are often started within the stipulated time by informing the District Collector within a month and obtaining the specified certificates a bit like Bonafide Industrial Purpose.
The new system will now put an end to the matter of long delays in title clearance, inspection, etc. and delays in starting the project as non-farmer organizations or individuals need to get approval from the District Collector for purchasing such land within the past.
In case of purchase of land for real industrial purposes within the State, but just in case it’s impossible to use it for industrial purpose, the land could also be sold for purpose aside from industry as per the provisions of GDCR (General Development Control Regulations). just in case of such lands, merger of the corporate , venture , amalgamation or sale of land transferred to its own subsidiary, group company or associate company won’t be considered. In these transactions only 10% of the jantri are often transferred by paying the price-premium.
Debt Recovery-Debt Recovery, NCLT (National Company Law Tribunal), Liquidator or Financial Institutions within the auction of such land buyers will need to pay only 10% of the Jantri premium within 60 days of the auction order.
This decision will enable efficient use of fallow lands by resolving the problems of agricultural lands purchased by the entrepreneurs. also as new opportunities for development-employment will get a replacement direction.
